Free keeps 20 trips and one vehicle, and nothing is saved when you close the tab. Pro removes the limit and adds XLSX, several vehicles, recurring routes and saved logs: $29 a year or $4.99 a month.

Agents drive more than almost anyone who files a Schedule C, and the trips are easy to describe: a showing, a listing appointment, an inspection, a closing. Put the property address and the client's last name in the purpose field.

Drives from home to your office are commuting. If you work from a qualifying home office, trips from home to a showing can be business miles. Ask your preparer, because the rule turns on your principal place of business.

A weekly habit

I would spend ten minutes on Friday adding the week's trips from your calendar. Use the lookup button for the distance between two addresses, then check it against your odometer now and then.

Open houses repeat, so the repeat feature saves time. At the end of the year, download the PDF for your records and the spreadsheet for your accountant.
